Robert and Colleen Olivas have run their mortgage practice out of Rancho Cucamonga for more than twenty years — same city, same phone number, same two people answering it. This page is about the town that made that possible, told with real numbers.
Three communities — Alta Loma, Cucamonga, and Etiwanda — voted to become one city in 1977. Today that city holds 177,332 people across 47.4 square miles of foothill, with 58,298 households and a median age of 37.6.
Younger, larger, and more working-family than almost anywhere else in the Inland Empire. And still growing.
A town of families that buy their first house and don't leave.
Rancho Cucamonga is the rare Southern California city where the numbers describe exactly the people we got into this business to serve: young families, dual incomes, first-time buyers, and a real path to ownership if somebody takes the time to run it with them.
The families are real families
Nearly 77% of households here are families, and 56.6% are married couples. A quarter of all households are married couples raising kids under 18. That is who walks into our office — not investors, not flippers. Parents doing math at the kitchen table.
Incomes that actually qualify
Median household income is $99,115; the family median is $111,764. Well above the county line, which means a great many households here can carry a Rancho Cucamonga mortgage. They just don't have $130,000 sitting in savings for a down payment. That gap is the entire reason we specialize in down payment assistance.
People stay long enough to matter
The median homeowner here has been in their house 13 years. We've refinanced people we pre-approved as first-time buyers, then helped their kids buy. You can't build that kind of practice in a town people pass through.
The foothills, honestly
147 clear days a year, a 63°F average, and the San Gabriels sitting at the end of every north-south street. Etiwanda Falls after a wet winter. The old Cucamonga Valley vineyards, some of the oldest planted ground in California. Route 66 still running through as Foothill Boulevard.
Thinking about buying here?
Start with a conversation, not a calculator. We'll walk your actual situation — income, credit, timeline, what you're worried about — and tell you plainly where you stand.
Tight, expensive, and still moving.
Only 2.74% of Rancho Cucamonga's 59,938 housing units sit vacant. That is an unusually tight market, and it explains why buyers here feel rushed — and why walking in pre-approved is not optional.
What homes are worth
Two-thirds of owner-occupied homes fall between $500,000 and $1 million.
What renters pay
Eight in ten renting households pay $1,500 or more every month.
When the housing was built
A city built in two big waves — the 1980s boom after incorporation, and the 2000s expansion east through Etiwanda.
20,749 households here are paying a mortgage. It just isn't theirs.
Just over a third of Rancho Cucamonga households rent, and half of them pay $2,000 a month or more. If that's you, the question worth asking isn't whether you can afford a house. It's what's actually standing between you and one.
Almost nobody who walks in here is short on income. They're short on down payment. Those are completely different problems, and only one of them is actually hard to solve.
The premise the whole practice is built on
The 20% myth
Twenty percent of a $662,844 home is $132,569. Almost no first-time buyer in this city has that, and almost none of them need it. Down payment assistance, FHA at 3.5%, and VA at zero down all exist precisely so the number that stops most people isn't the number that decides it.
Down payment assistance is our specialty
Colleen Olivas is a former mortgage underwriter and one of Southern California's most active down-payment-assistance originators. She spent years deciding which loans got approved before she ever originated one. That's why our files tend to clear on the first pass instead of the third.
Where the entry points are
About 23% of owner-occupied homes here are valued under $500,000 — condos, townhomes, and older single-family stock in Cucamonga and parts of Alta Loma. Ontario, Fontana, and Rialto sit minutes away with lower entry points and the same freeways. We'll tell you honestly which one fits your number.
If you served, start here
Roughly 8,400 Rancho Cucamonga residents are veterans. VA loans remain the strongest financing product in America — no down payment, no mortgage insurance, competitive rates — and a surprising number of eligible veterans in this city have never had anyone walk them through it.
Find out what you actually qualify for.
Not a rate quote. A real answer about your situation — which programs you're eligible for, what you'd need at closing, and how the monthly number compares to your rent.
Most of this city's wealth is sitting inside its houses.
37,549 households in Rancho Cucamonga own their home. About 26,900 still carry a mortgage; roughly 10,600 own free and clear. If you bought before 2020, the gap between what you owe and what your house is worth is probably larger than you think.
Know the number before you need it
Equity is only useful if you know what it is. We'll pull current comparable sales for your street and give you a straight figure — no listing pitch attached, because we're a mortgage firm, not a brokerage.
Refinance, or don't
Sometimes the honest answer is that your current loan is better than anything available and you should keep it. We'd rather tell you that and keep your trust than move a file that shouldn't move.
Helping the next buyer in your family
Gift funds from a parent's equity are one of the most common ways a Rancho Cucamonga kid buys their first house. There are rules about how it has to be sourced and documented, and getting them wrong stalls closings. We do this constantly.

Educated, employed, and more mixed than the Inland Empire's reputation suggests.
Forty percent of adults hold a bachelor's degree or higher. Seventy-eight percent of the workforce is white-collar. Poverty sits at 6.33%, well under the state figure. This is a middle-class city that quietly did well.

The food is neighborhood food
No restaurant row, no destination scene. What Rancho Cucamonga has instead is a dense layer of owner-run kitchens in strip centers along Base Line, Kenyon, and Haven — the kind of places you end up at twice a week without ever deciding to.

Map the recreation businesses here and you get dance studios, martial arts dojos, children's gyms, and a local running store. That is not a nightlife town's footprint. It's what a city of married couples with kids under 18 actually spends its evenings and Saturdays on.

Robert Olivas
Founder · NMLS #271447
Robert has been originating loans since 1988. He built the firm, runs it, and made the early decision to specialize in down payment assistance — the segment most lenders quietly avoid because the files are harder. He's the one who opens the door.
Colleen Olivas
Senior Loan Officer · NMLS #379721
Colleen is a former mortgage underwriter who became the firm's lead originator. She spent years on the approval side before she ever structured a loan, and she's one of Southern California's most active down-payment-assistance producers. She's the one who closes it.
